Most renovation companies work the same way. An estimator comes out, gives you a quote, and a crew you've never met shows up on day one. The estimator and the crew may have never spoken. That's one reason projects go sideways.
DAPCO works differently. Dwight A. Preddie owns this business and does 80–90% of the work on every project himself. He built this knowledge by doing the work, not managing it from an office. Kitchens, bathrooms, basements, flooring and tiling — he's done all of it, and he's done it for years. When he quotes your job, that quote is based on what he's seen with his own eyes on your actual site. When the work starts, he's the one showing up.
There are things Dwight doesn't do. He doesn't finish drywall to a competition level and he'll tell you that before you hire him. For tasks outside his scope, he brings in people he trusts — a kitchen specialist he's worked with for years, a mud-and-tape guy, an electrician he calls because he doesn't like working with things he can't see. When those people are involved, Dwight passes their quote at cost. He doesn't take a margin on other people's labor. That is how he prefers to work.
This approach means he scales slower than contractors who sub everything out. It also means the quality of what gets built doesn't depend on who happened to show up that day.
Transparency
In renovation work, what's behind the wall is sometimes different from what was expected. Old plumbing that can't be reconnected the same way. Pipe material that changes the scope. Drainage issues that weren't built correctly by whoever was there before you. These things come up on real projects.
When they do, Dwight calls the same day. He explains exactly what he found, what it takes to fix it properly, what it costs, and what happens if it's left alone. You make the call. Nothing proceeds without your approval.
This is how change orders are supposed to work. It's not a mechanism to add cost after the job starts. It's a conversation that happens in real time with real numbers.
